The recently released July MLS stats show what we’ve been seeing first hand: home sales in Round Rock and the surrounding area continue to sell faster than last year while sales prices in most areas are starting to improve compared to July 2011. More homes sold in all six properties year-to-date than during the same time span in 2012. Georgetown West has seen a 35% increase in homes sold compared to the same time period in 2011 while Round Rock West and Pflugerville both showed a 24% increase in year-to-date sells. All areas showed improvements in median and average sales prices with the exception of Georgetown West, which showed a slight decrease. Round Rock West’s media sales price grew 14.7% compared to July 2011 while Pflugerville saw the largest increase in average sales price at 8.4%. Round Rock West and Georgetown West both saw average sales prices well over $200,000.

Home are selling significantly faster than this time last year with all the markets except Hutto showing a decline in average days on market. Hutto showed a slight increase for a total of 64 average days on market. Meanwhile homes in Round Rock East averaged 42.5% less market time and Georgetown East homes saw a 29.3% decrease. Round Rock West and Pflugerville have the shortest median time period on the market at 23 and 28 days respectively.

Round Rock and the surrounding area continue to grow steadily compared to the performance of 2011, and these numbers continue to prove our local market’s strength. Though the rate of growth might decrease slightly as we head into the fall selling season, I’m confident that the market will continue in this positive direction. While some economists still doubt that the housing market has bottomed out, numbers for the national housing market shows a steady and sustainable recovery. Though prices might not be rising as quickly as some would hope, purchases, construction numbers and median sales price has gradually grown over the last few months. The levels are still seen as below what is required in a healthy economy, but the stats are looking more positive than they did a year ago.

As of July, national housing market statistics show that resales rose 2.3 percent from June to a seasonably adjusted rate of 4.47 million, according to the National Association of Realtors. Over the last year, single-family home sales have increased more than 10 percent overall. Home prices rose 9.4 percent in July compared to a year earlier with the median sales price at $187,300. According to an article from the Associated Press, Michelle Meyer, an economist at Bank of America Merrill Lynch, forecasts that home construction will add to annual economic growth for the first time in 2005 as new home builds slowly increase with demand. To enforce the idea of growing new home construction, builder confidence levels rose to the highest level in five years this month. Last month builders applied for the largest number of permits in nearly four years.

Despite all the positive statistics, the national housing market still has a ways to go before it will be considered fully recovered. Economists forecast that home resales will rise 8 percent this year, but will still be approximately 900,000 below the 5.5 million annual sales considered healthy. But with modest economic changes and slow job gains, home sales will continue to increase even as mortgage loan rates increase slightly from the historic lows they’ve hovered around for most of the year.

The Austin Board of REALTORS® released local sales statistics for the Austin-Round Rock area yesterday, compiling data from the Multiple Listing Service (MLS). The statistics show that sales volumes and the average sales price of homes in the Austin area continue to increase. July saw the sixth month of median price increases in the area from the previous year. Price and number of sells dipped slightly from June 2012 as the summer buying season began to slow down.

The media price for homes rose to $214,000, 9% more than July 2011 but slightly less than the media home price the month previous. The year-to-year rise in price should continue in the following months as the area demand for single-family homes continues to outpace supply. Last month 2,344 single-family homes sold in the area, 20 percent more than in July 2011, but 249 fewer transactions than in June.

Leonard Guerrero, Chairman of the Austin Board of REALTORS®, commented, “In terms of sales volume, this has been the strongest July the Austin market has seen since 2007, and it’s the second-highest median price seen in July during the last decade.”

After two months of local inventory holding steady, the number of single-family homes available for sale decreased slightly to 4.3 months, which was also two months less than the previous year. At the end of July the market had 7,662 active single-family listings, 18 percent less than the same month in 2011 and 76 fewer homes than in June. Pending sales rose 16 percent compared to 2011, though decreased slightly compared to the month before. On average homes spent 63 days on the market, 14 days less than in July 2011 but 5 days more than in June 2012.

  • 2,310 – Pending sales for single-family homes, 16 percent more than July 2011.
  • $660,450,128 – Total dollar volume of single-family properties sold, 28 percent more than July 2011.

With school beginning next week, home sales will probably start slowing down a bit, but based on our own experience, homes are not staying on the market very long. With the influx of new home buyers from out of town and the slow but steady growth of the local economy, the local Austin housing market should continue to slowly improve in the months ahead.

    • It’s a WordPress site hosted by Top Producer, so it’s actually their theme. I don’t think it’s available unless you build you website through Top Producer, which is a CRM system for real estate agents.

According to the upcoming July REALTORS® Confidence Index report being released later this month, the time houses for sale stay on the market before going under contract has declined. The report notes that 59 percent of recent homes were sold within 3 months of being listed, while a third of respondents said that recently sold properties stayed on the market for less than a month.

While not all homes sell quickly, locally we’ve seen homes that are priced well and staged with great curb appeal have flown off the market. A number of our listings have gone under contract within the first week after being listed. Though the summer market will be coming to a close soon with school starting back up again next week, homes are still moving.
